The Ministry of Housing, Utilities and New Urban Communities announces the start of offering social housing units with an area of 90 meters, with a down payment of 15,000 thousand pounds, and the rest is paid in installments over 30 years.
Now, the application for social housing apartments, the new announcement for the year 2024, has become available in a number of social housing directorates in the governorates, in cooperation with the Social Housing Fund.
The Social Housing Fund also announced at the same time the provision of 90-meter residential units in the Durrat Al Wadi project, but this is through the project's post offices.

Social housing apartments in Minya Governorate
In Minya Governorate, they are located in the cities of:

Those wishing to book should go to the directorate headquarters in Banha City - Al-Ikhlas Mosque Street, branching off from Farid Neda Street, behind State Security.

The price of the conditions booklet is 355 pounds for low-income people, 405 for middle-income people with the highest income and other categories, and the booking advance will be paid upon contracting with the financing entity 10% of the unit price for low-income people and 15% of the unit price for middle-income people.

As for Assiut Governorate, the apartments are located in 8 centers (Dayrut, Manfalut, Badari, Abnub, Abu Tig, Sahel Selim, Al-Fath, Manqabad).

Conditions for booking social housing apartments 2025
The applicant must not be less than 21 years old.
In addition, the maximum financing installment and maintenance amount for the housing unit.
And (in the event of installments within the granted financing) does not exceed 40% of the net monthly income, with the possibility of applying the increasing installment by a rate not exceeding 7% annually throughout the financing period for limited and middle-income people only, as it is calculated according to the unit's selling price, income and age of the applicant.
Social housing apartment prices and income conditions
For advanced categories of limited-income people.
The minimum income is EGP 1,200, and a maximum of EGP 4,500 per person, and EGP 6,000 per family, with the unit price being EGP 184,000, and a 10% down payment of the unit price is paid as a minimum, in addition to a maintenance deposit of EGP 9,200.
In addition to EGP 355 in administrative expenses, the total unit price including the maintenance deposit is EGP 193,200, and the rest of the total sale price of the residential unit is paid in monthly installments for a maximum of 30 years (determined according to income and age), with a subsidized real estate financing system with a 3% annual decreasing interest that does not change throughout the financing period.
New Valley Apartments Ministry of Housing
Dr. Assem El-Gazzar, Minister of Housing, Utilities and Urban Communities, announced the launch of ready-to-deliver residential units for low- and middle-income citizens within the first phase of the “Durrat El-Wadi” project in Kharga City in New Valley Governorate, in cooperation between the Social Housing and Real Estate Finance Support Fund and the Housing Finance Fund.
Mai Abdel Hamid, CEO of the Social Housing and Real Estate Finance Fund, explained that the new offering includes offering 160 housing units in Kharga City in New Valley Governorate (first phase), and they are divided between units for low-income citizens and units for middle-income citizens.
She pointed out that the units for low-income citizens have an area of approximately 110 m2, three rooms and a hall, and the selling price of the housing unit is 328.5 thousand pounds, while the value of direct cash support ranges between 5 thousand and 60 thousand pounds, and the value of indirect support is around 689 thousand pounds represented in (the maximum value of the real estate finance return support in addition to the value of the unit's share of the cost of implementing public utilities and the difference in the cost of building the unit).
In addition to 60 thousand pounds, the reservation deposit is 15 thousand pounds and the administrative expenses are 405 pounds, with a minimum of 10% of the total selling price of the housing unit being paid to complete the rest of the reservation deposit upon contracting.
She explained that the citizen wishing to reserve a housing unit within the units offered in the Durrat Al Wadi project can purchase the application conditions booklet, which will be made available through the automated post offices in the New Valley Governorate, and it will be possible to pay the down payment for reserving the housing unit and administrative expenses at the automated post offices across the republic.
The reservation data will be recorded and the form and declaration attached to the conditions booklet will be uploaded on the Fund's website.
